The Exchange at Maybank is a Class A mixed-use commercial center just eight miles from downtown Charleston on Johns Island.  The project will have direct frontage on Maybank Highway which generates 14,000 vehicles per day.  It is a master-planned development with three phases: (1) 56,000 +/- SF of Medical Office space available in 5 buildings, anchored by a 24,000 SF, two-story flagship building; (2) 50,000 +/- SF of Flex / Office space in four buildings and (3) an additional 12,000 +/- SF of Flex / Office space in two buildings.  Suite sizes will start at +/- 1,500 SF.

The island is currently underserved for medical, office and light commercial space.  The population has doubled in the past decade concurrent with an explosion of new single-family home development and there is a real need for access to medical and other services in closer proximity to these communities.  In addition, many service providers are currently driving from North Charleston, Ravenel and West Ashley to the increasing customer base on Johns Island and Kiawah creating a traffic burden on the two bridges that access the islands.  Flex space options will create opportunities for businesses to locate closer to their customers.
